A home listing offers a first impression. Before comparing two properties, look beyond the headline price and check what each listing actually includes. Does the description match the photographs? Are the living area, lot size and bedroom count consistent across the available records? Keep your questions in one place so you can ask the listing agent directly.
Look at the date
An asking price is not a completed sale price, and an older advertisement may no longer reflect current availability. Confirm whether the property is active, pending or sold. Ask when the price and status were last updated. A ZIP-code summary also covers a wider area than Foxridge; it should not be presented as a neighborhood market report.
Ask about the everyday details
Make a practical checklist: the condition and documented age of major systems; drainage observations; maintenance records; and the costs and responsibilities you would take on. Request the relevant records and professional inspections rather than treating a short listing description as verification.
For rentals
Confirm who is authorized to offer the property, what is included in the rent, and the written terms. Keep a record of the listing and your questions. A magazine mention does not verify a landlord, agent or transaction.
